The total cost of an apartment and monthly utility bills in Belgrade!

In Belgrade, you can find properties for rent at a wide range of prices: from affordable options to luxury apartments with virtually no upper limit. At the same time, renting here is still more cost-effective compared to similar European capitals.

In the Serbian capital, rental agreements are usually signed for six months to one year.

Prices are generally listed in euros, with the Serbian dinar exchange rate at around 116–117 dinars per 1 euro.

Rental prices for apartments in Belgrade

Rental prices in Belgrade can vary significantly depending on the neighborhood, type of property, and level of finishing. We have compiled data on average prices for autumn 2025.

  • Studio apartment in the city center costs from €400–500 per month, but for luxury properties or apartments on prestigious streets, the price can be much higher. See available listings here.

  • One-bedroom apartment (two rooms in Serbian layout — one bedroom + living room) in central areas like Stari Grad, Vračar, or Palilula usually costs from €550–800 per month. Check the selection of one-bedroom apartments here.

New Belgrade is also very popular due to its proximity to the business centers, and rental prices here are almost the same as in the city center.

In neighborhoods farther from the center (e.g., Zvezdara, Čukarica, Zemun), prices are noticeably lower: here you can find a standard apartment of around 50 m² starting from €300–400 per month.

Monthly utility bills

In addition to rent, tenants pay monthly utility bills.

  • Infostan – a single bill covering building maintenance, elevator, garbage collection, central heating, water, and other communal services. The amount depends on the apartment’s size, presence of an elevator, heating system, and the specific neighborhood. 

  • Heating and electricity – costs vary by season. In winter, bills can be higher depending on the heating system; in summer, due to air conditioning usage.

  • Internet, TV, and phone – basic packages cost from €25 to €40 per month, depending on the provider and chosen services.

How to find a suitable rental apartment

First, you need to search for suitable properties on online portals. We recommend using City Expert, which offers the largest selection of properties and lists full prices — rent, utilities, and deposit — so you know the total monthly cost.

Once you select an apartment, a rental agreement is signed with the owner, and a deposit is paid, which is refunded at the end of the rental period if all terms are met. Usually, the deposit equals one or two months’ rent.

Regarding monthly bills, you can agree with the landlord to have them receive the bills and request payment from you each month, or you can pay the bills yourself and provide the landlord with payment confirmations. This depends on mutual agreement and preferences.
