The average price per square meter in Belgrade varies greatly depending on the municipality and district and whether the property belongs to the primary or secondary market.

  • The average price per square meter of sold apartments in older buildings during 2024 was €2,381.
  • For new construction, the average price per square meter over the past 12 months was €2,440.

These are average prices across the city, meaning there are significant differences between various parts of the city and residential buildings.

Apartment prices in Stari Grad - Belgrade center

Stari Grad municipality, as the very center of Belgrade, unsurprisingly ranks first in terms of real estate prices. The average price per square meter in newly constructed buildings is €3,941, while in older, previously sold apartments, the average is €3,349. In addition to the prestigious location, some older buildings maintain high prices due to their historical and architectural value and proximity to cultural landmarks.

Prices of apartments in Vračar 

Official data shows that the average price per square meter in the Vračar municipality in 2024 was €2,915/m², considering the most expensive and the most affordable properties in this part of the city, without very much difference between primary and secondary real estate market.

Savski Venac municipality - Wide price range

In Savski Venac municipality, property prices vary significantly between older and new buildings. While the average price for sold apartments in older buildings was €3,133/m², the price for newly built buildings reached €4,361/m², primarily due to prestigious residential complexes in this area, such as the Belgrade Waterfront.

New Belgrade apartment prices 

New Belgrade has consistently recorded increasing demand and popularity, thanks to its developed infrastructure and proximity to major business complexes. The average price per square meter in New Belgrade in 2024 was €2,658/m², about 8% higher than the previous year. In new buildings, the price per square meter is higher, averaging €3,207/m².

Palilula Belgrade - cost of apartments

As the largest municipality in Belgrade, prices in Palilula vary significantly depending on the area. For example, the price per square meter in Borča or Ovča will differ greatly from prices in central Palilula.

The average price for all sold properties in this municipality is €1,857/m².

Properties in central Palilula often cost twice as much, most commonly starting at €3,000/m², especially if they are renovated or located in newly constructed buildings.

Apartment prices in Zvezdara, Belgrade

In the Zvezdara municipality, the average price per square meter for all sold apartments in 2024 was €2,045/m².

Prices of apartments in Voždovac

Voždovac municipality, known for its diverse real estate offerings, recorded an average price of €2,775 per square meter last year.

Čukarica municipality, Belgrade - wide price range between older and new building

The average price per square meter in Čukarica municipality for apartments in new buildings was €2,534/m², while the average for older buildings was €1,909/m². Prices are higher in parts of the municipality closer to the city center, such as Čukarička Padina, Banovo Brdo, and Žarkovo.

Apartments prices per square meter in Zemun

The municipality of Zemun includes the old town as well as neighboring areas such as Altina, Batajnica, Galenika and Zemun Polje. Because of the diversity of these neighborhoods, real estate prices vary greatly. For example, the price of a new two-bedroom apartment near the Zemun waterfront reaches 4,125 euros per square meter, while a similar apartment in Batajnica sells for 1,341 euros per square meter.

The average price of all sold properties in Zemun last year was 2,067 euros per square meter.

Rakovica Municipality - lowest average price in Belgrade

Rakovica municipality, including neighborhoods such as Vidikovac, Miljakovac, Labudovo, and Petlovo Brdo, retains the lowest average prices in Belgrade, with an official average of €1,838/m² in 2024.
