On what basis is a property valued?

How is the value of an apartment, house, or other property determined? It is based on the parameters you need to fill out in our form, which are listed below:

  • Location – By filling in the “City” and “Address” fields, our team obtains information about your property’s location, which is the most important factor affecting its value. While it was previously assumed that property prices increase closer to the city center, this is no longer always the case. Although the highest prices per square meter are still typical for city centers, the emergence of modern residential complexes (condominiums) and the development of business hubs in certain areas have resulted in high-value properties even outside the center. By providing the exact address, we can give a more accurate estimate of your property’s worth.

  • Property Structure – The valuation of an apartment also depends on whether it is a studio, one-bedroom, two-bedroom, three-bedroom, or larger. This differs from the total area as it indicates the layout of the rooms, and prices also vary between residential and commercial spaces of the same size.

  • Area – The square footage of your property plays a major role in its valuation.

  • Ownership Status (Registered/Unregistered) – A crucial aspect in property sales is whether the property is unregistered, fully or partially registered, or under legalization. Fully registered apartments are the most desirable.

  • Furnishing – If you plan to rent your property, whether it is furnished, semi-furnished, or completely empty will affect its rental price.

Other factors affecting property value

In addition to the main parameters, the following factors also influence a property’s price:

  • Floor Level – Apartments between the first and fourth floors typically have higher prices. Ground-floor apartments are usually cheaper, and prices may decrease for floors above the fourth. Exceptions exist, for example, if a higher-floor apartment offers a great view.

  • Apartment Orientation – The view, whether the apartment faces the sun or is on a noisy side near roads, restaurants, or cafes, affects tenant comfort and, therefore, the price.

  • Balcony/Terrace – Apartments with terraces, balconies, or loggias are always more desirable and thus more expensive.

  • Newly Built or Older Property
  • Condition of Sanitary Facilities

  • Other factors (proximity to schools, kindergartens, shops, parks, etc.)
