Real estate in Belgrade: square meter from €2,000 to €10,000
Those planning to buy an apartment this year in Belgrade must make good calculations. Some buy properties as investments, while others are waiting for the right moment to buy a home. We reveal the current conditions for purchasing a property in 2025, taking into account square meter prices and market conditions.
Apartment prices in new construction
In Belgrade, square meter prices vary significantly depending on the location. While in some parts of the city, apartments are still available for €2,000—€2,200 per square meter, luxury new buildings can reach as much as €8,000 per square meter. What properties are most sought after?
"The most sought-after apartment on the market is a one-bedroom unit of up to about 45 square meters. If we were to highlight the most in-demand apartment, it would be in modern new construction, around 43 square meters with one bedroom. This apartment is affordable for renting and is generally the most liquid, costing on average €120,000. Most buyers can afford this amount with a €20,000 down payment for a housing loan," shares Miloš Mitić, executive director of City Expert.
Secondary market properties
When it comes to previously traded apartments, they can be found at prices below €2,000 per square meter, but on the outskirts of Belgrade. However, the most sought-after apartments with one or two bedrooms and around 50 square meters, priced up to €100,000, are very limited in the secondary market.
Real estate prices in the first quarter of 2025
The real estate market in the first quarter of 2025 shows seasonal fluctuations. Spring is the first period of the year when demand is highest, which is why real estate sellers are raising prices by 5-10%. However, buyers this year are undecided and continue to listen to the market, both due to price increases and the uncertain political and social situation.
