Salon apartment - a property whose value does not fade
Despite the growing construction of modern buildings, the demand for old-fashioned salon apartments remains. Such properties have always been highly valued in Belgrade's architecture, and they are also found in larger cities in Vojvodina. Limited supply and their specific characteristics dictate higher square meter prices than "average" ones. Find out why they are so special and which salon apartments are currently available.
What is a salon apartment?
The term originates from the French word "le salon," first used in the mid-17th century in France, meaning a large reception space in villas. In Serbia, salon apartments are defined as historical objects from the late 19th and early 20th centuries, characterized by spaciousness and elegance of the interior, and with characteristic decorative and functional elements not found in later buildings. This interior concept came to our region from Paris, Vienna and Budapest.
When salon apartments are mentioned, the first thing that comes to mind is high ceilings, ranging from 3 to 4 meters. In terms of structure, the key feature is the grouping of rooms around a central area that represents the main point of family life. Reception rooms are separated from the private space for household members, and the entrance area is connected to the dining room and central salon. Characteristic built-in elements include double or multi-winged doors, solid woodwork, and impressive windows. As for construction, the facade walls were built of brick, approximately 50 cm thick.
The splendor of bygone eras
Living in a salon apartment creates a sense of grandeur, and the fact that these properties are no longer built adds exclusivity, making them perpetually sought after. Although investing in such square footage is accompanied by additional renovation costs, there are always buyers for salon apartments, and they are strictly profiled. Nostalgia for homes they once lived in, as well as refined aesthetics, are usually what determines buyers' choice for this type of living space. Having stood the test of time for several decades, they enjoy more trust than newer constructions.
Salon apartments in Belgrade - prices
Stari grad, Vračar, and Zemun are the Belgrade municipalities with the most salon apartments. Knez Mihailova abounds with them, and a few minutes' walk away, they can be found in Bulevar despota Stefana and George Washington Street. Some of the oldest and most prestigious are located on upper Dorćol, along with the Saborna Church and Strahinjića bana. In Vračar, they can be found in Krunska, Njegoševa, Svetozara Markovića, and Koče Kapetana streets. Since they have larger square footage and are mostly located in central urban areas, they are very suitable as business premises.
Investing in salon apartments is generally more expensive than other types of properties in the same area, and it is also accompanied by fairly demanding space renovation. Those currently on offer are sold at prices ranging from €2,600 to €5,000 per square meter, depending on location, structure, area, and condition. On the City Expert website, you will find a rich variety of such residential properties, both for sale and for rent.
