The term originates from the French word "le salon," first used in the mid-17th century in France, meaning a large reception space in villas. In Serbia, salon apartments are defined as historical objects from the late 19th and early 20th centuries, characterized by spaciousness and elegance of the interior, and with characteristic decorative and functional elements not found in later buildings. This interior concept came to our region from Paris, Vienna and Budapest.

What is a salon apartment?

When salon apartments are mentioned, the first things that come to mind are high ceilings, typically ranging from 3 to 4 meters. Structurally, their defining feature is the layout of rooms arranged around a central space—the heart of family life. Reception rooms are clearly separated from the private quarters, while the entrance area connects seamlessly with the dining room and central salon. Characteristic built-in features include double or multi-leaf doors, solid wood carpentry, and grand windows. As for construction, the facade walls were built with brick, often around 50 cm thick, ensuring lasting durability.

Living in a salon apartment evokes a sense of grandeur and timeless elegance. Since these homes are no longer built, their rarity adds to their enduring appeal. Despite the often higher renovation costs, there is always a steady demand from discerning buyers—driven by nostalgia, appreciation for classic aesthetics, and trust in proven construction. Stari grad, Vračar, and Zemun are the Belgrade municipalities with the most salon apartments. Knez Mihailova abounds with them, and a few minutes' walk away, they can be found in Bulevar despota Stefana and George Washington Street. Some of the oldest and most prestigious are located on upper Dorćol. In Vračar, they can be found in Krunska, Njegoševa, Svetozara Markovića, and Koče Kapetana streets. Since they have larger square footage and are mostly located in central urban areas, they are very suitable as business premises.

Investing in salon apartments is generally more expensive than other types of properties in the same area, and it is also accompanied by fairly demanding space renovation. Those currently on offer are sold at prices ranging from €3,000 to €5,000 per square meter, depending on location, structure, area, and condition.
