Up to 50% lower price per square meter at only 20 minutes from the center of New Belgrade
Prices per square meter are rising, and economic experts estimate that they will continue to be at a high but stable level. In the last year alone, the prices of square meters in Belgrade have increased by 15% for apartments in old buildings and by 30% for apartments in new buildings, according to data from the Republic Geodetic Authority.
Observing Serbia, the most significant increase in prices is recorded in Belgrade and Novi Sad, followed by Nis and Kragujevac. What is expected is a higher share of credit buyers due to still very favorable housing loans.
New Belgrade and Zemun cost up to 4,000 euros per square meter
The municipality in which the prices of square meters traditionally grow is New Belgrade, where old buildings cost up to 3,000 euros and new buildings up to 4,000 euros. The reason for that is because this municipality was built according to plan, so the problem with parking is smaller in relation to central city municipalities such as Vracar. Also, most of the companies are located in New Belgrade, which is why many decide to avoid the city crowds, crossing Branko's bridge and stationed near work.
In addition to New Belgrade, the municipality of Zemun is becoming increasingly interesting due to the proximity to the Danube, the content it offers, and good connections with other parts of Belgrade, so the square in that municipality reached a price of around 2,800 to 3,000 euros.
