What is different in real estate sale during the state of emergency?

Some things have changed, but one thing has remained the same. The property sale with City Expert is still the fastest and safest that can be. If you're interested in selling an apartment during the state of emergency, take a look at the differences in comparison to everyday sales.

1. Listing the apartment for sale

City Expert introduced a new way of property presentation by creating a unique multimedia presentation for every property. It consists of professional photos, video, and apartment layout combined with a 360° view of every room. The users can take a virtual walk through the property and look at it from every angle. There is also detailed info about the property. Our presentation helps to make the number of actual visits to your property to a minimum, and those who visit are genuinely interested buyers.

NORMAL CIRCUMSTANCES:

You call City Expert in Belgrade, phone no. 011 44 26 000 or in Novi Sad, 021 3 400 400. We will send a photographer to your property. Media material is going to be processed and uploaded on the City Expert website in 24 hrs.

STATE OF THE EMERGENCY:

You call City Expert in Belgrade, phone no. 011 44 26 000 or in Novi Sad, 021 3 400 400. Here you can learn how to take photos and make a video by yourself because, during the state of emergency, our photographers don't visit the properties.

Don't worry, with the help of the manual, and with our help, the task is not so difficult. Once you upload it here, the media material is going to be processed and uploaded on the City Expert website in 24 hrs.

2. Checking the documents

NORMAL CIRCUMSTANCES:

The basis of a successful apartment sale is valid ownership of the apartment. The ownership documents are title deed, purchase contract, gift contract, lifetime maintenance contract, inheritance decision. In case the residence has multiple owners, you need to get the consent of all the co-owners for sale.

It is also crucial that all utility bills are settled, that there is no debt to any utility company. At City Expert, proper ownership documentation is the priority – we never list the property that we cannot sell.

STATE OF THE EMERGENCY:

Security has now been raised to an even higher level, and our sales agents will inform you on how to collect the necessary documentation for sale.

3. Communication with the buyers

NORMAL CIRCUMSTANCES:

As we mentioned before, the buyers are well-informed because they saw the property online and found out all the details about it. To make the sale even faster, we introduced automatized and direct communication with the buyer. If a buyer wants to visit your apartment, he/she will fill out the form on the website and suggest a date and time for a visit, and you'll get a text message. It's up to you to accept or decline suggestions via text message.

STATE OF THE EMERGENCY:

Nothing has changed; communication is the same.

4. The buyer's visit

NORMAL CIRCUMSTANCES:

You meet the buyer without a sales agent present. As you probably know, our sales agents work from the office and are in phone contact with you and will answer all of your questions and help you with the sale.

After the visit, the sales agent is going to phone you to convey the buyer's reaction, and hopefully, an offer. You can count on our sales agent's help with the gathering and vetting the documentation, leading the negotiations, working with the team of lawyers to ensure the legal side of the business is flawless.

In short, our sales agents will guide you through the property selling process.

STATE OF THE EMERGENCY:

Everything is the same, with enhanced safeguards against COVID-19, as recommended by the Ministry of Health. Take care of personal hygiene, wash your hands, wear gloves, and mask, keep a safe distance.

5. The buyer made an offer

NORMAL CIRCUMSTANCES:

Around 80% of all property buyers in Serbia are mortgage buyers. For them, one of the necessary documents is the excerpt from the real estate folio in the land register, which is issued by a competent department of the Real Estate Cadastre. Then the sales agent passes it to the City Expert team of lawyers along with other materials needed for drafting a pre-sale agreement. Credit customers need a pre-sale agreement to apply for a loan at a bank. The appraisers also need the document to estimate the apartment's value.

STATE OF THE EMERGENCY:

Our team of lawyers drafts the pre-agreement without the excerpt from the real estate folio in the land register. During the solemnization, a notary, who has access to an online cadastre page, inspects all the data and prints a document. The buyer takes the pre-sale agreement and the excerpt to the bank when applying for the loan. The appraisers estimate the apartment's value based on an online cadastre, too.

6. Concluding the agreement

NORMAL CIRCUMSTANCES:

You and the buyer visit the notary for the sales agreement solemnization.

STATE OF THE EMERGENCY:

Nothing has changed.

We hope that we have helped you a little and answered the questions you have. Selling an apartment during a state of emergency is not the easiest thing, but it's not impossible. And when you have the right professionals on your side, the chances of a quick and successful sale significantly increase. Give us a call.
